2025
Location
Aydoun - Irbid
Area
5600 m²
Abu Sheikha Complex is a modern mixed-use development designed around a central courtyard that acts as the visual and social core of the project. The courtyard enhances natural light, ventilation, and spatial clarity across all levels, while creating a calm internal environment within an urban context.
The ground floor is dedicated to commercial shops with transparent façades and direct street access, encouraging pedestrian activity and strong interaction with the surrounding city. These retail spaces are supported by a clear circulation system that connects seamlessly to the inner courtyard.
The upper floors are planned as student accommodation, offering functional and efficient living units arranged along well-lit corridors. The design prioritizes privacy, comfort, and orientation, with the courtyard serving as a shared visual anchor and source of daylight.
The top floor is conceived as a restaurant and leisure destination, combining indoor dining with an outdoor terrace. Positioned above the residential levels, it provides a distinctive experience with open views and a relaxed social atmosphere.
Architecturally, the project is defined by clean horizontal lines, balanced proportions, and a contemporary material palette that blends light stone, vertical shading elements, and glass. Abu Sheikha Complex integrates retail, residential, and hospitality functions into a cohesive and vibrant urban development.
